PRECAUTIONS TO BE TAKEN WHILE GETTING MINOR REPAIR WORKS


In fact, getting a new house constructed through contractor, is little more easy, rather than getting minor repair works in the house carried out.

At the outset, for any petty, small and/or minor repair works, no electrician, nor plumber, nor carpenter would be ready to come, even if we are ready to pay him, as per his demand. While carrying out such minor repairs,  either it is carpentry, plumber, electrician or any other wooden work, we need to monitor the quality of materials. If possible we should buy the material and give it to them to carry on the work with it. Otherwise before entering in to the contract, we need to ensure the quality of the materials. Consulting a third party expert on the service is better to get the best services from the service provider.


Quality material only will last for a longer life and will withstand all sorts which may cause damage besides weather conditions. In fact, we need to co-ordinate with the service provider as a team to get the work done, well within time. As otherwise, we have to spend almost double the cost towards labour charges besides wasting our valuable time and energy.

It is advisable to go in for insurance, if there is likelihood of certain considerable amount as investment, to safeguard ourselves from any possible losses due to  unforeseen circumstances either due to material or because of not carrying out the work. Modernization of the rooms and extending the walls, etc., need such heavy investment. To extend the walls and the rooms it is necessary to get the town planning authorities or the apartment promoter’s permission. We need to know the rights on our property and ensure the ownership on the open space, before acquiring the property.

On the payment terms we have to finalize the time of payment, if it is work completion related payment method, we need to hold the maximum amount of total payment and the amount has to be paid only upon satisfactory completion of assigned work. In case, if we pay more than 50% of the payment even before the completion of the work, then the workers or contractors may delay the work and may give priority to the new works as we can’t terminate their services. Even when we have the right to terminate we will be the losers as the balance work to be got done will cost more to complete with another contractor.


Any work which involve more time and money,  we should invariably enter into a contract before actual commencement of the work. Needless to say, the agreement of contract has to be in written format and has to be registered with the registration authorities. The legal commitment only make the contractor and his labour to work smoothly and complete the work, well within the specified time, as per the terms and conditions arrived at.
